Unit Owners are responsible for all issues arising within the confines of their unit, including the utility closets.
The Condominium or the CCA is responsible for issues arising from common areas.
Every unit owner should have a homeowners insurance policy commonly referred to as an HO6 policy to cover all of their personal belongings and unit contents, any upgrades or improvements made to the unit (such as flooring, appliances, light fixtures, wall coverings, etc..) and at least $10,000 for the master insurance policy deductible in the event that a loss originates within their unit in accordance with Maryland Law.
All moves are required to be scheduled through the management office. Moves are not permitted on Sunday so that residents can have a day free of the disruptions that come with moves.
All complaints must be made in writing and can be directed either to Abaris Realty or to the on-site management office. You can also file a complaints online by filling out this form. Complaints must be as specific as possible with regard to who, what, when and where.
If your problem requires immediate attention, contact Abaris Realty at 301-468-8919. If the problem is a life threatening emergency or a violation of the law, contact 911, or the local police or fire department.
The on-site manager may attempt to resolve your complaint immediately. If this does not work, the complaint will be forwarded to the appropriate Condominium Board of Directors or CCA Board of Directors for response.
Move ins/outs are scheduled through the Management Office in person, phone (301-258-7495), or email (colonnade@abarisrealty.com). There is a $500 security deposit check made payable to the Colonnade that must be presented at the office prior to a move…even if the freight elevator is not going to be used. All residents must reserve the freight elevator, also through the Management Office, in advance of the move.
Upon completion of the move, a property/elevator inspection will take place; and the security deposit check will be returned at that time providing there is no damage. ONLY THE FREIGHT ELEVATOR LOCATED AT 11 ARCH PLACE MAY BE USED TO MOVE ITEMS. Moves may only be scheduled for Monday-Friday from 9:00 am to 7:00 pm, Saturdays from 10:00 am to 6:00 pm. There shall be no moves on Sundays and Holidays.
All moving vehicles must park at the end of Granite Place near the recycling area. Please contact the onsite manager with any questions or concerns prior to your move. Reserving the freight elevator is done so on a first come basis.
Please put all bulk trash at the lowest level of the basement, it is not to be left in the trash areas on the floors of the garage. If it cannot fit in the garbage chute, or does not belong in the recycling bins then please take it down to the lowest level of the garage with the other bulk trash.
All reservations for any of the amenity rooms are made at the on-site Management Office located in 23 Arch Place. There is a $50 fee per room rented as well as a $200 refundable security deposit. The rooms are rented on a first come basis. The rooms may be rented from 6:00 am to 11:30 pm daily. Only those people reserving the room will be permitted to occupy that room during the specific time it is rented.
The reservation should be posted on Calendar and the bulletin board next to Max’s Pub so residents can verify if the amenity room has been legitimately rented.
Pool pass applications will be mailed to all unit OWNERS prior to the pool opening. The unit owner is responsible for returning the completed application to either Abaris Realty or the on-site Management office on or before the deadline date listed on the application in order for the pool pass to be processed and available prior to the pool opening day. Pool passes are not distributed to residents but are kept on file at the pool. The lifeguard on duty will have a list of all residents who are eligible to use the pool.
Montgomery County and City of Gaithersburg fire codes prohibit the use of grills or any other open flamed item to be used on any balcony or patio.
All complaints regarding one’s neighbor(s) must be made in writing and may be emailed to the onsite Management office at colonnade@abarisrealty.com, detailing what is the exact problem…including dates and times if possible. The on-site manager will attempt to either address the complaint informally or will present the complaint to the proper Condominium or CCA Board of Directors.
Each unit owner is responsible for all maintenance within the unit and for maintaining all fixtures, appliances and components that exclusively serve that unit and no other unit.
Unit owners may use any licensed and insured contractor of their choice. The following is a list of contractors who are very familiar with the Colonnade:

Located at 23 Arch Place, the Management Office is open on Monday from 9:00 am – 5:00 pm. It is open Tuesday through Friday from 8:00 am – 4:00 pm.

All common area maintenance is included in your condo fee as well as the master insurance policy coverage for the building structure.
The Management Office is able to replace any lost or inoperable access key fob and/or garage gate opener. There is no charge if you return the non-working device to the Management office. Otherwise, the following charges apply:
Fob: $30
Gate opener: $100
Payment must be made by check made payable to the Colonnade
Short-term guest parking is presently available on Arch Place, Booth Street, or the lower level of the property’s garage. All vehicles must be operable and correctly registered and tagged.
Building Call Boxes are programmed at the Management Office after the resident has moved in and must be done in person. Proper operation will be explained at that time. Note: all new residents should know the name of the unit’s prior resident(s) before their programming in order to keep the call boxes current.
Resident’s basic internet service with Comcast is not included in their monthly condo fee starting 1/1/2018.
Recycling bins are emptied on Tuesday, Thursday, and Sunday. Trash is emptied daily.
If you have an issue with your water bill, you can contact the Management office or Abaris Realty and we will put you in contact with Studabaker Submetering, which handles the billing of all utilities through the submeters that are located in every unit.
There is free wi-fi in the amenity rooms; connect to “Colonnade WIFI”. The password is posted in the areas. However, due to the large amount of concrete in the building and their locations, many times wi-fi is not available in a specific spot.
Residents should contact the on-site management office or Abaris Realty for information on joining any committees and/or email the committee chairs, who are listed on the Committee Information page.
